A group known as the Syndicate helped to enact a 240-acre land deal that led to the development of theNorth Texas State Normal School & its associated residential district for the faculty. Over the decades the Normal School would evolve into what we know today as the University of North Texas.

The syndicate consisted of four members of the Board of Trade (including Mayor Joseph Carroll), an Alderman, an attorney, a cashier, a loan agent, and a dry goods merchant & his brother. On December 8, 1890 the location was decided after 93 votes, doubling the size of Denton.
